Which buildings need a Commercial EPC?

Virtually every type of commercial building requires an EPC when it is advertised for letting or sale. From January 1st 2009 the remaining exemptions came under the jurisdiction of an EPC. The only properties exempt from a commercial EPC are agricultural barns, places of worship such as Churches and Temples and properties devoid of any conditioning (electricity or heating).

Only a qualified Commercial Energy Assessor can perform an EPC Survey. His qualification can be checked on the register for Commercial Energy Assessors together with the level for which he is qualified. Energy Assessors are trained to be professional in their approach and cause as little disruption as possible during their visit should the building be occupied. The duration of the survey will vary according to the size and complexity of the building. Prior to the survey a questionnaire will be sent requesting a Building manual (if it exists) all details held in connection with the lighting, windows, construction, air conditioning, heating and age of the building.
