Dawson and associates can provide a full HIPS survey including an Energy Performance survey. 

A Home Information Pack (HIP) is now a compulsory requirement for a seller of a residential property in England and Wales. Starting with properties with 3 or more bedrooms as from 10th September 2007.

It must be made available to an interested Buyer, and a property will not be able to be marketed for sale unless a HIP is available (subject to certain exceptions).

A HIP must contain:

  1. Details of the title to the property;
  2. Local and water searches;
  3. Details of leasehold information;
  4. An energy certificate;

A HIP may  also contain:

  1. Other searches.
  2. Commentary on legal title.
  3. Replies to enquiries and fixtures and fittings list.
Energy performance chart

In accordance with the Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 by October 2008 all buildings which are constructed, sold or rented out will require an Energy Performance Certificate (EPC). 

EPCs will be included in Home Information Packs which are being phased in from 1 August 2007.  An EPC will provide an energy rating from A-G and will make recommendations on how to reduce carbon
